The roles and responsibilities of building manager(s) include but is not limited to the following:
General
Supervise the technical officers in the management and maintenance of the Sites. Monitors and ensures each staff discharges their duties diligently.
Oversee all building/maintenance works and improvement works at the sites.
Ensure full compliance of Contract Specifications, service level and KPIs.
Vet technical applications and proposal on improvement/replacement works for accuracy and quality before they are sent to landlord.
Ensure that the Landlords instructions are properly carried out.
Ensure that the services are carried out in accordance with landlords guidelines, SOPs and statutory requirements.
Ensure public / motorists / tenants feedback regarding technical and maintenance matters are attended to according to the timeframe stipulated by the Landlord.
Attend to and follow up on crisis management.
Tenancy / Customer Engagement
Monthly dialogue with tenants / customer engagement.
Ensure prompt delivery of Services to the landlord and customers, including tenants, residents, motorists, grassroots organisation and shoppers.
Manage the green leases at the Sites which includes vetting through tenants renovation applications and ensuring that tenants follow their green commitment as stated in their leases.
Maintenance
Conduct detailed site inspections for each Site at least once every week.
Ensure that due diligence is observed and exercised on the maintenance and upkeep of the building installations and systems at the Site.
Ensure that the maintenance regimes and schedules of the Site are carried out as planned.
Plan, organise, and implement work programmes and projects as assigned by the Landlord.
Co-ordinate and execute maintenance and tenancy works promptly.
Budget, plan and execute yearly improvement works.
Ensure the Site is in good condition at all times.
Ensure all facilities at the Site are in good working condition at all times.
Ensure all safety aspects, eliminating risk of damage and fallen objects.
Carpark
Ensure car park operations are in order - including manning of intercom, liaison with car park maintenance contractor on any car park/ barrier issues.
Management of all season parking matters, including liaison with tenants
Ensure staff on Site follow-up with car park enforcement matters.
Liaise and resolve with season parkers / hourly parkers on financial matters.
Promotions
Liaise with Grassroot Leaders or relevant community partners to activate the open spaces/ community plaza.
Oversee the advertising and promotion activities of the Sites.
Finance
Ensure proper records of transactions and accounts relating to the management and maintenance of the Site under his/her charge.
