Job Descriptions :Manage commercial and contractual activities within the project efficiently and effectively
- Identify areas of risk and methods of mitigation for projects.
- Assist in managing contractual and commercial disputes
- Participates in project budget reviews and provides advice when required.
- Prepare and monitor project cost budget, cash-flow for the project, track changes in design/construction work, and variations, and adjust budget projections accordingly
- Perform contracts administration including quotation, cost accounting, tenders, and contract documentation
- Provide advice and information to projects on contractual and commercial matters
- Review and negotiate contracts with clients, subcontractors, and suppliers to ensure favorable terms and minimize risks.
- Manage post-contract activities by overseeing interim claims, variation orders, and contract amendments to ensure compliance and timely resolution of disputes.
- Provide expert advice on PAM contracts and other standard forms of agreements, ensuring legal and financial obligations are met throughout the project lifecycle.
- Develop strong contractual frameworks to manage risks effectively and align with the organization's goals.
- Lead the preparation of detailed project budgets, forecasts, and cash flow projections to ensure project profitability.
- Monitor and control project costs by conducting cost analysis, cost studies, and variance reporting.
- Implement value engineering strategies to maximize the project's performance while reducing costs.
- Ensure timely completion of final accounts and reconciliation of project finances.
- Advise stakeholders on cost limits and suggest budget adjustments to avoid overruns.
- Perform all duties by CCCC policies, processes, and systems in the development of tender submissions, ensuring alignment with technical requirements, timelines, and business strategies.
- Assist and report to the Corporate Estimating Manager on commercial dispute resolution, and project matters
- Lead and manage the commercial team of the project
- Conduct regular commercial meetings with team members to evaluate progress, address challenges, and provide support and guidance
- Review the list of suppliers and subcontractors
- Forecast, monitor, and report to the Project Director and Project Manager about the project cashflow, S-Curves, budgets, expenses, financial performance, cost to complete and prepare mitigation measures to resolve commercial-related issues
- Prepare and estimate monthly claims to clients, based on project progress
- Review and submit documents for commercial audit purposes
- Review and submit documents for progress claims, variation orders, and final accounts
- Review, manage, and negotiate contracts from vendors, suppliers, and clients, ensuring alignment with project specifications
- Prepare project documents for procurement
- Approve progress payments and subcontractor claims
- Prepare and manage project equipment, third-party liability, site, contractor all risk, fire insurance, and claims
- Monitor financial compliance and conduct cost analysis to evaluate subcontractor quotations and claims
- Review the detailed cost estimates for the construction project
- Review the BOQs for project submissions
- Assist in preparing EOT, progress claims, and Loss & Expense claims
- Conduct risk assessments for project estimates and evaluate potential risks
- Monitor procurement processes to ensure timely delivery of materials and oversee contractual administration
- Review and manage subcontracts for project execution
- Oversees the overall cost estimation and procurement process and record
- Liaise with project teams, clients, and stakeholders to provide contractual advice and address any commercial concerns
- Maintain accurate records of estimating and procurement activities and financial transactions
- Participate in site meetings and technical discussions to ensure alignment on commercial aspects
- Conduct regular contract performance reviews and audits of subcontractors and suppliers
- Provide planning support and maintain project information for reporting purposes
- Evaluate, review, and prepare regular reports for the Corporate Estimating Manager on the performance and success of the commercial team, highlighting challenges, risks, opportunities, and project progress
- Liaise, coordinate, discuss, and negotiate with suppliers on the purchase or rental of plant machinery or equipment
- Review cost comparison before purchase or rental of machinery or equipment
Job Requirements :
- Must have a Bachelor's Degree in Quantity Surveying
- At least 10 years of relevant experience in quantity surveying, or commercial roles.
- Strong organizational skills including attention to detail and a systematic approach to work
- Excellent written, communication, and negotiation skills
- Ability to analyze contractual and legal issues and provide solutions using appropriate problem-solving techniques
- Proficient and competent in MS Office applications, particularly in Excel.
- 5.25 days work week
- Willing to work on Construction Site
- Extensive experience managing large-scale construction projects (e.g., infrastructure, MRT projects, and high-rise developments ) will be advantageous.
