This role is an integral part of the Group Investments team whose primary focus is to pursue investment opportunities in both development projects and recurring income assets predominantly in Singapore and selected overseas markets such as the United Kingdom, Japan and Australia.
Responsibilities
Reporting to a senior member in CDL Group Investments, the role will primarily support the 2 core areas as follows:
Investments
- Source and identify suitable opportunities as well as conduct financial feasibility & market studies for Living Sector (Residential) and Commercial Office asset classes.
- Conduct and coordinate with internal & external subject matter experts for Due Diligence (Legal, Financial, Tax, Technical, Sustainability etc).
- Support development management activities and coordinate with multi-disciplinary teams (property development team, finance, legal etc), external consultants and
joint venture partners.
- Conduct market research & prepare market reports and presentation materials for updates to internal management and key stakeholders.
- Prepare investment proposals and memoranda for management's approval.
Asset Management
- Perform timely internal/external valuation of CDL Group's portfolio of assets to meet accounting, financing, investment and asset management requirements.
- To extract value from the existing portfolio of properties owned by CDL Group in Singapore and Overseas e.g. Divestments, Asset Enhancement Initiatives etc
- Annual Budget and Annual Investment Performance Review: review and monitor the property's financial and operational performance to ensure underwriting and
budgets are achieved.
- A good degree in Real Estate/Business/Finance or a related discipline.
- 3 to 5 years of relevant experience in the real estate industry, with a leading property developer or real estate institution.
- Familiar with real estate valuation methodologies, property valuation principles and asset management.
- Strong in financial modelling and investment feasibility studies.
- Highly numerate, strategic thinker with strong business acumen.
- Excellent communication and interpersonal skills.
- Able to work independently and work well under pressure in a demanding environment.
- Outgoing and motivated individual as well as a strong advocate of Teamwork.
- Proficient in Microsoft Excel, PowerPoint and Word.
