Job Purpose:
The Project Manager (M&E Maintenance) is responsible for managing and overseeing the maintenance, repair, and upgrading of Mechanical & Electrical (M&E) systems across multiple sites or facilities. This role involves managing a team of technicians, contractors, and suppliers to ensure the smooth operation and timely execution of M&E maintenance projects. The Project Manager will coordinate all aspects of M&E maintenance work, from planning and resource allocation to budget management, ensuring compliance with industry standards, safety regulations, and client requirements.
1. Project Planning & Coordination:
- Develop detailed maintenance schedules, plans, and budgets for M&E maintenance projects across multiple facilities.
- Coordinate with internal departments, clients, contractors, and suppliers to ensure timely project delivery and resolution of any issues.
- Identify key project milestones, resource requirements, and necessary tools and equipment for M&E maintenance tasks.
- Oversee preventive maintenance programs for M&E systems to ensure optimal performance and minimize downtime.
2. M&E System Maintenance & Upgrades:
- Oversee the maintenance, repair, and installation of mechanical and electrical systems, including HVAC, lighting, power systems, fire alarms, and other critical infrastructure.
- Ensure that all M&E maintenance work adheres to safety regulations, quality standards, and company policies.
- Plan and manage upgrades or replacement of outdated or inefficient systems to improve operational efficiency.
3. Team Leadership & Supervision:
- Manage and supervise a team of M&E technicians and subcontractors, providing guidance, training, and support.
- Schedule and allocate tasks, monitor progress, and ensure that work is completed according to safety standards and client expectations.
- Conduct performance reviews and provide feedback to team members on their work performance.
4. Budget & Cost Control:
- Prepare and manage project budgets, ensuring that maintenance work is completed within budget and on schedule.
- Track and monitor expenses, ensuring that costs are controlled, and any deviations are documented and addressed promptly.
- Approve purchase orders for materials, tools, and equipment needed for M&E maintenance work.
5. Risk Management & Safety Compliance:
- Identify and assess risks related to M&E maintenance work and develop risk mitigation strategies.
- Ensure that all maintenance activities are carried out safely, following health and safety guidelines and regulations.
- Conduct safety audits and inspections regularly to ensure that the workplace remains free from hazards.
- Investigate any incidents or accidents that occur during M&E maintenance work and implement corrective actions to prevent future occurrences.
6. Client & Stakeholder Communication:
- Act as the primary point of contact for clients, contractors, and other stakeholders involved in M&E maintenance projects.
- Provide regular project updates, progress reports, and address any concerns or requests from clients or stakeholders.
- Build and maintain positive relationships with clients to ensure continued business and satisfaction.
7. Quality Assurance & Compliance:
- Ensure all M&E maintenance work is completed to the highest quality standards and complies with relevant local regulations and industry guidelines.
Requirements:
Qualifications:
- Diploma/Bachelor's degree in Mechanical, Electrical, or Building Services Engineering, or a related field.
- Professional certifications or training in Project Management or M&E-related disciplines is a plus.
- Relevant certifications in safety management are an advantage.
Experience:
- Minimum of 3 years of experience in M&E maintenance management or related roles, with a strong background in handling M&E systems in commercial, industrial, or institutional settings.
- Proven track record of managing M&E maintenance projects, including scheduling, budgeting, and overseeing team performance.
- Experience with managing contractors and suppliers for M&E projects.
Skills & Competencies:
- Strong project management skills, with the ability to manage multiple projects simultaneously and meet deadlines.
- In-depth knowledge of M&E systems, including ACMV, lighting, electrical, and fire protection systems.
- Strong leadership, communication, and interpersonal skills, with the ability to manage cross-functional teams.
- Solid understanding of safety standards, local regulations, and industry best practices.
