Introduction
Oxford Properties Group is seeking a Full-Time Analyst to join its Investments team in the Singapore office. The Analyst will have responsibilities in underwriting real estate equity and debt transactions, as well as participate in platform / portfolio acquisitions and portfolio management. The Analyst will receive broad exposure across asset classes in major Asia markets (with key focus on Australia and India), and work closely with internal teams including leasing, development, construction, and asset management.
Responsibilities
As a member of the Investments Team, your responsibilities will include but are not limited to:
Underwrite real estate equity and debt investment opportunities across asset classes and capital structures
Preparing various financial analyses, including cash flow projections, valuation and development models, sensitivity analyses, lease calculations, and budget analyses
Conduct market and property-level due diligence including the coordination of site tours/broker meetings, review of property level financials, rent rolls, third-party reports, and preparation of sales/leasing comps
Draft certain IC submission sections and presentations with limited oversight and engage with external parties (e.g., JV partners, advisors, lenders etc.)
Lead in preparing for disposition processes, including coordination with other departments in developing the dataroom and assembling the required analysis and materials
Support the Associate Director/Director/VP on executions, both internally (coordination with internal team, approval memos and presentations, etc.) and externally (e.g., liaising with advisors, acquisition due diligence, lenders, preparing disposition marketing materials, lender packages, etc.)
Participate in the valuation of Oxfords existing equity / debt investments and other ad-hoc asset management projects such as analysing new lease proposals, monitoring asset performance / loan activities, and assisting potential disposition decision making
Assist in strategic planning processes, including researching into new asset class / market expansions
Qualifications
Between 1-3 years of experience in Real Estate, Investment Banking or related finance fields
Strong financial modelling, analytical (attention to detail) and valuation skills
Proficient in Microsoft Excel (including Arixcel / Macabacus), PowerPoint, Word
Strong interpersonal and communication skills with a focus on writing / presentation skills
Ability to multi-task in a fast-paced work environment
Team player and embraces a collaborative work environment
Prior experience in commercial real estate preferred
