The position
Manager, Investment will have the opportunity to work directly with directors and senior management acquiring hands-on experience across the value creation process. They will be involved in the full cycle of investment and asset management including site acquisition, underwriting and due diligence, asset management and divestment.
Primary Duties and Responsibilities
Deal Origination
- Sourcing and evaluating of new business cases which includes but not limited to Green/brown field acquisition or development, Divestment, Asset Enhancement, Joint Venture opportunities.
- Research and understand and penetrate into new markets or product type
- Work collaboratively across departments and functions for technical and financial feasibility studies
Business Case Proposal
- Prepare and underwrite business case upon understanding of market and real estate parameters of the deal, building financial models and providing relevant supporting information to justify the case.
- Deal structuring including incorporating discussion from stakeholders like joint venture partners, banks, tax, finance and treasury.
- Recommend parameters in investments to manage risks and generate acceptable rate of return.
- Crafting teasers, investment papers for approval to stakeholders
Deal Execution
- Negotiation and discussion on contract execution
- Liaise with legal, financial, tax and technical consultants
- Oversee financial and technical due diligence.
Asset and fund performance management
- Track and monitor fund performance with regards to original business case
- Preparation and presentation of fund reports and variance analysis
- Proactively suggest asset enhancement initiatives and strategic value creation initiatives (including refinancing, divestment or operational enhancement)
- Evaluation of new pipelines in impact to portfolio
Compliance & Governance:
- Partner with various compliance authorities and stakeholders ensure that at times that the compliance & governance requirements per company and statutory requirements are always adhered to.
To succeed in this role, it is expected that you will have:
Knowledge/Experience
- Solid understanding of financial investment evaluation and capital decision making in the Industrial or logistics real estate industry
- Commercially sound - understanding and ability to identify business risks. Balance between risk and reward.
- Financial modelling, due diligence & post integration experience.
- Knowledge of Asia real estate market including properties, rents, cost structures etc.
- Good communication and analytical skills. Strong ability in business writing and ability to put together a comprehensive and well thought out business proposal/business case.
- Hands on and ability to work independently with strong negotiating, communication and interpersonal skills.
- Ability to handle time pressure, have a position in an environment of strong opposing views.
- Ability to work with individuals at various levels in the organization and in a multicultural and diverse business setting.
Technical/Professional Skills required.
- Experience with spreadsheet package (Excel, etc.)
- Capital budgeting and related analysis i.e., IRR, NPV, DCF, Yields
- Proven problem-solving ability
- Attention to detail and strong analytical skills
Qualifications
Degree in Real Estate, Engineering, Finance or Business or related field from a recognised tertiary provider will be highly regarded
